Questions about the monthly payment
What is included in the monthly payment shown here?
Principal and interest, monthly property tax, homeowners insurance, HOA dues and mortgage insurance where the down payment is under 20%. Each one is itemised separately so you can see which part is the loan and which part is everything else.
When does PMI apply, and when does it stop?
On a conventional loan, mortgage insurance is normally charged while the loan is above 80% of the home value. This calculator applies it whenever your down payment is under 20% and drops it from the schedule once the balance passes that threshold. Government loans work differently — FHA mortgage insurance, in particular, often runs for the life of the loan.
Why is my lender quoting a different number?
Because a lender prices your file, not a national average. Your credit score, the county tax roll, the insurance carrier, the loan program and the lender fees all move the figure. Treat this page as a way to understand the shape of the payment, not as a quote.
How much does the term change things?
A shorter term raises the monthly payment and cuts total interest sharply, because you are borrowing the money for less time. Set the term to 15 and then to 30 with everything else held still — the amortisation chart below shows the difference more clearly than the headline number does.
Is anything I type here stored or sent?
